Gainsborough Newlands and surrounding
Clair Bingley is the Area Service Manager for Newlands and the surrounding neighbourhoods, including Queensway, Baines Road, Pasture Road, and parts of the area across Corringham Road, such as Beckett Avenue.
The area includes around 600 Acis properties, made up of flats, bungalows, maisonettes, and houses.
One notable development is Newland Court, which offers 45 self-contained flats for residents aged 55 and over, or those with a verified medical need. The building has ground and first-floor flats, two lifts, a laundry room, a spacious communal lounge and kitchen, and a large courtyard garden for all residents to enjoy.
The community is well served by education facilities, including Charles Baines Community Primary School, Whites Wood Academy, and Hillcrest Early Years Academy. There’s also a play park and an abundance of green space.
Local amenities include a variety of shops, such as a charity shop, post office, and a small Co-op, all conveniently located. The area also benefits from bus stops with regular routes into the town centre.

Happy New year
Although 2025 is now behind us, 2026 has arrived with very cold weather. It’s vitally important that everyone is keeping warm and staying safe.
We ask you, as a community, to please keep an eye on your neighbours—especially the elderly and those who may be vulnerable. Are paths icy or slippery? Do they need help clearing them so they can safely go outdoors if needed? Are they keeping warm, or do they need assistance with shopping or other support?

It’s getting to that time of year again when you don’t know what day, date, or even year it is — thanks to time off work and spending Christmas with family and friends 🎄
If you’re anything like me, there’ll be plenty of extra waste to get rid of. With the bank holidays, bin collection days and bin colours may change, so here’s the link to check your correct collection date and which bin will be collected.
Don’t always rely on your neighbour getting it right — they might be waiting for you to put yours out first!

With spring just around the corner, now is a great time to get your hedges and gardens trimmed and tidied up. Over the next few weeks, I’ll be taking a walk around to admire all the lovely gardens in our community. If any gardens still need a little attention, I’ll pop a friendly card through the door as a gentle reminder to get things sorted.Let’s all do our part to make our neighbourhood one we can be proud of.

Working together for a safer Queensway




On the 8th of September, we successfully carried out improvement works on the Queensway blocks of flats. I would like to extend a big thank you to all residents for their cooperation—particularly for ensuring that sheds were cleared and accessible. Your support made the process smooth and efficient.
We’re pleased to inform you that anti-vandal windows have now been installed.
A special mention goes to our clearance team, who handled the task with good humour—despite one tall team member having a slight moment of panic, convinced something might jump out at him! Thankfully, his colleague stepped in bravely.
This project was a great success thanks to the excellent collaboration between our external contractors, the Asset Team, and the Clearance Team.
If you witness any antisocial behaviour, please report it to the police immediately and inform Acis as well.

A big thank you to the residents of Woodfield Road!
While out conducting an audit in one of the areas I manage, I had the pleasure of seeing some beautifully maintained gardens. It’s great to see so much pride taken in your homes – well done!As I continue my visits, I look forward to seeing even more well-kept gardens across the community. However, I did come across a few properties that could benefit from a bit of tidying up. These households will be contacted with a request to improve their garden maintenance. If no action is taken, we may have to consider enforcement options.
Let’s all do our part to keep our neighbourhoods looking their best!

Theaker Avenue Community Clean Up Day
We want you to feel proud of the area you live in and make your neighbourhood a great place to be! So come along and join us for our community clean up day on Theaker Avenue on Thursday 14 November 2024 between 9am and 3pm.
The aim is to tidy up the area, by clearing up fly tipping and litter. The grounds maintenance team will be carrying out some one-off hedge trimming works to specific areas, leaving the hedges in a manageable condition for residents to maintain going forwards.
Three skips will be provided: one located in the parking area between 23 and 25 Theaker Avenue and two located on the old garage site between 64 and 66 Theaker Avenue. Residents will have the opportunity to tidy and clear their gardens of unwanted items. A list of items that cannot go in the skips will be shared before the event.
Our clearance team and members of the Neighbourhoods team will be present throughout the day, litter picking, assisting everyone and to speak to you about your neighbourhood.
